Functional profile: Multifunctional Residential Complex

The multifunctional residential complex Matiani is located in one of the oldest districts of Tbilisi, Didube, at 45 Akaki Tsereteli Street. The 31-story complex is divided into three main sections: residential (comprising 312 apartments), commercial, and office spaces. Each section features its own independent entrance and lobby. The internal area of the residential complex includes various amenities, such as shops, café-bars, aesthetic and fitness centers, a swimming pool, a paddle court, a hypermarket, a terrace with a children’s entertainment area, and more.

The rectangular façade of the commercial section (1-6 floors) is equipped with multi-colored shutters and covered with Italian terracotta. For the rounded balconies of the upper residential section (floors 7-31), aluminum composite material is used. This material not only enhances sustainability but also gives the project a distinctive appearance.

Under the contract, the following work is to be performed:

• construction of the building structures;
• insulation of the underground walls;
• blockwork.
